National Budget 2016 – 2017 Got Raise in Taxes for Real Estate Builders

The Pakistan government has already enhanced construction business by improving country’s infrastructure. We all see much interest and attempts are applied on building roads, flyovers and transportation paragraphs. This improvement created buzz widely increasing in demand and construction of houses, making real estate builders getting great opportunity to make earnings throughout Pakistan. To the level the real-estate is involved, the market experienced a mostly beneficial first month in 2016.

Therefore, many started to wish that February too would stay beneficial for the for the real-estate industry. Unfortunately, these anticipations didn’t happen in general, but high price ascents were noticed here and there. Most of all, no distinct decreases were noticed. Real estate contractors in Karachi, Islamabad and Lahore have been placed in A category, while property contractors working in places such as Hyderabad, Multan, Gujranwala, Faisalabad, Rawalpindi, Sakkhar, Sahiwal, Peshawar, Abbotabad and Mardan are included in B category. Remaining regional estate builders are placed in category C.

According to an authentic source, property contractors working in group A will pay PKR 210 per sq. ft. on their professional qualities and PKR 20 per sq. ft. on personal components calculating up to 750 sq ft. The tax rate differs as per size of personal or commercial real estates. The taxable amount that is to be paid is different for constructors fall in B and C category. To keep believe that the implications of these taxation haven’t been thought properly or perhaps it doesn’t really matter how constructors may respond to this increase in tax, this is just an implement of tax to take extra funds from nation.

If someone considers that these taxation would get compensated completely from the income of constructor without being shown in the costs of their property development, that’s absolutely wrong. The market should get ready to see a greater raise in construction costs. We all know that a common man really can afford that much taxes especially in terms of owning own house that’s why it will not be a big deal of concern for common citizens of Pakistan. Once again, the end user will pay tax in the form of improved property principles.

Furthermore, the FBR has suggested magnificent similar taxation on property builders. In other terms, we should anticipate seeing a constant and reliable increase in individuals not having their home in Pakistan. But never mind, as the imposition of said taxation will help our government earn PKR 25 billion dollars from contractors and PKR 14 billion dollars from property builders.
